Ambitious and innovative projects in the spotlight


The 22nd edition of the MIPIM Awards took place on March 8 in the packed Palais des Festivals Grand Auditorium. Each year, the most innovative, ambitious and exciting real estate projects battle it out in the prestigious MIPIM awards. 2012 featured an impressive mix of projects from across the world competing in eight categories and focused on some of the industry’s high-potential sectors. As usual, the votes from the jury and votes from MIPIM participants were given equal weight.

Abundance of ambitious real estate projects at global level


Delegations from 83 countries gathered in Cannes this week to attend a MIPIM which saw minds concentrated on quality, low risk investment opportunities, urban development and how the tight debt financing situation will impact the European market. 19,300 delegates, including 4,200 investors have had a close look at what capital like Paris, London or Brussels and prime cities like Manchester or Hamburg had to offer in terms of new, ambitious and attracting projects.

Summing up the state of the European real estate market during a keynote address, Jean-Michel Six, Managing Director and Chief European Economist at Standard & Poor's and Bernhard Berg, Managing Director of IVG Institutional Funds GmbH, predicted that investors will continue to be drawn to prime property because of its attractive yields compared to bonds.

Among the star real estate markets of 2011 was MIPIM 2012 Country of Honour, Germany. Investment levels last year hit €23.5 billion, 20% up on 2010, with foreign investors accounting for 34% of commercial investment in Germany. "Germany is seen as being either an 'attractive' or 'very attractive' investment opportunity by the vast majority of international investors. Its economy has weathered the eurozone crisis well and the real estate sector has proved its national and international expertise time and again. Put all these factors together and you see why we felt it appropriate to pay tribute to Germany as our 2012 Country of Honour," commented MIPIM Director, Filippo Rean.
France's Minister for Urban Affairs, Maurice Leroy, came to Mipim to support the abundance of projects presented by Greater Paris, which includes 140 kilometers of new subway track linking towns around the Paris region, as well as 70,000 new residential homes per year through 2030.

Nice Côte d’Azur presented its «city of tomorrow» and a new exhibitor, the city of Skolkovo, was boasting its ambition of being the «Russian Silicon Valley».

From the north of France, Lille Region attracted participants' attention with a fashion show on the stand to emphasize that Lille Region is a key meeting point for the creators of precocious architectural spaces and the most innovative textile designers. Qatar, one of the most active investors in the international real estate market with over 50 projects in 30 countries had built for MIPIM 2012 a two-storey Qatar Pavilion, bringing together Qatari Diar, Msheireb Properties and the Lusail Real Estate Development Company, and organized the Qatar Urban Forum, a two-day series of keynote addresses and panel discussions on 'Sustainable Architecture and Urban Development.' Among the ambitious projects on display in the Qatar Pavilion was Msheireb Properties' Downtown Doha development, designed to modernize the historic part of Doha while respecting existing heritage and sustainable urban development criteria.
Sustainability was a central theme of MIPIM's inaugural Building Innovation program, showcasing pioneering initiatives that enhance the value of real estate. "To ensure a better return on their investment, companies today need to consider more than the purely financial management of their real estate portfolio. Buildings now have to be constructed with the idea that they will have several tenants during their lifetime and those tenants will have different requirements. Functionality, ease of use, adaptability and sustainability are now key elements of real estate building and asset management. The Building Innovation program addresses this and spotlights some great initiatives," concluded MIPIM Director, Filippo Rean.

Skolkovo unveils architectural project of intelligent city


The Skolkovo pavilion presented for the first time ever its "Innocity" through an ambitious scenography. Thousands of visitors have discovered the plans of the 400 hectares intelligent city, whose construction will begin in spring 2012. Through interactive displays and models, the project was presented in its entirety within the larger space dedicated to an architectural project in the history of MIPIM (500 m²).

Métropole Nice Côte d’Azur: 1st « Métropole » in France


At Mipim, Nice was presenting its town of tomorrow, and Mr Estrosi, unveiling the name of the winner (Christian Devillers) of the techno-cluster Nice-Méridia project urban management, said: "Up until today, no major site in Nice has been specifically for technopolis activities. Just so, it is an emerging paradigm shift which defines the Nice Méridia project. Although the first operational tranche only covers 26 ha, the final scope of the project will span 200 ha."

NEVO, an original concept of vegetated housing tower


BNP Paribas Real Estate has presented at MIPIM a "environmental" skyscraper new way of designing and building height "NEVO" (contraction of Natural Evolution) project initiated in late 2010 by BNP Paribas Real Estate Residential in cooperation with the firm Brenac & Gonsalez. The objective of this concept is to offer a wider reflection on the concept of great height habitat.

Qatar Pavilion attracts major attention


Inside the two-storey first-ever Qatar Pavilion at MIPIM, Qatar has showcase on the Croisette 50 real estate projects currently under development, with a total value of over US$40 billion. Hosted by Msheireb Properties, Qatari Diar and Lusail Real Estate Development Company, the pavilion was reflecting the Gulf state’s pioneering work in progressive urban planning, construction, sustainable development and preservation of urban identity.

For the first time at MIPIM, the stand of the Paris Grand brought together key actors from the Greater Paris: Society of Greater Paris, AFTRP, Sénart, Seine Aval, Plaine de France, Paris Saclay, Orly Rungis, Marne La Vallee, La Defense, Seine Arche . On March 7, the Minister of Urban Affairs, Maurice Leroy came to support the gigantic project of Greater Paris, with 140 km of new metro lines that will link the cities of the Paris region where 70,000 dwellings per year will be built until 2030.

HafenCity Hamburg 2012: In full swing!
